BSS offer a number of services for their builder clients and in particular the following:
- Routine Building audits at required stages, eg. lockup and completion stages.
- Audits on houses where owners have made a claim and the matter is proceeding through the VCAT process.
- Trade work audits where the builder is in dispute with a sub-contractor and threatening legal action etc.
Details of BSS Inspections and Reporting
BSS can carry out routine audits at various construction stages, either tailored to our builder clients specific needs and level of detail required or using our standard checklists. These inspections generally look for particular elements that are exposed and preferably completed at the time of the inspection, including frame, brickwork, floors, plaster, etc.
In the case of dispute audits, BSS reporting is usually generated by owners claims of defective or incomplete work. Reports on sub-contractor's works disputes are inspected and checked for compliance with Australian Standards, the Building Commission's Guide to Standards and Tolerances and acceptable standards of workmanship. For example, common brickwork defects such as incorrectly sized perpends and bed joints, poor sill construction, weep hole and flashing installation etc. would all be checked and reported when conflict between a builder and sub-contractor arises.
BSS builder clients have particular needs and BSS is able to respond at short notice for dispute auditing and on a regular basis for routine auditing during construction.
