The most common problems
that BSS finds occuring for home owners relate to cracking and dampness.
Cracking
Cracking problems relate in the main to foundation/footing issues. If
these problems are investigated and proactively dealt with, long term
consequences can often be minimised. If action is not taken at an early
stage the result will often be major cracking and movement, which can
be very expensive to rectify (underpinning for instance).
Dampness
Rising damp in older homes is mostly as a result of inadequate damp-proof
course construction at the time of building. Ground levels, site drainage,
and sub-floor ventilation can also be major factors that need to be taken
into account in assessing the problem. If dampness is not dealt with at
an early stage consequences can include structural problems, floors rotting,
mould, and respiratory issues.
Damp penetration can
also be wind driven and falling damp can be a result of poor parapet flashing
and gutter problems.
A BSS report will
provide you with a detailed 'schedule of works'. This is a detailed description
of the works required to rectify the problem and to minimise future
maintenance costs. We also provide referrals to contractors who we know
will undertake the work properly.
